Environmental Room Scan
Understand the room
before you change it.
If one room feels different from the rest of the house, we can help you get a clearer starting point. We bring the readings, photographs and observations together, then explain what they indicate before you choose what to do next.
A stuffy bedroom, a damp room, or one that's always too hot or too cold? This is the place to start.
Nothing is paid here. Your assessment is confirmed after we review your enquiry.

Is this the room?
Three rooms this suits.
A bedroom that feels stuffy
Closed up overnight, and it never quite feels right by morning.
A home office or living room
Persistently hot, or persistently cold, when the rest of the house is fine.
A room where you have noticed dampness
Condensation, a mark, or a smell, and you are weighing up what to change.
What is included
What your assessment
brings together.
Measurements with a location
Selected moisture-indicator readings, each one linked to the place it was taken, so a later reading can be compared to it properly.
Conditions during the visit
Temperature, humidity and the other room measurements agreed beforehand, with the room’s use and the conditions on the day recorded alongside them.
Images that add context
Photographs, and thermal imagery where the conditions support useful interpretation.
Your room report
The connected record, our explanation, the limits of what was measured and the recommended next step.
See the record
One place, one reading,
one explanation.
A place in the room, its photograph or thermal image, and its reading belong together. We explain them together too, so you can follow how the recommendation relates to what was recorded.
A point in the room, marked and photographed, then imaged from the same position so the two line up.
The reading at that point, with the material, the instrument mode and the conditions in the room at the time.
What the reading indicates at that spot, and what it does not. The record and the interpretation stay separate.
A thermal image shows apparent surface temperature, not moisture. It tells us where to take a reading, and the reading is what goes into the record.
Room Scan or Baseline?
One room, or the whole house?
The Baseline records room conditions across the home. A Room Scan gives one nominated room a closer look, with selected moisture measurements inside the room, supporting imagery and its own report. It can be arranged on its own or added to a Baseline. If your concern runs across several rooms, we can help you choose the starting point.

Before you enquire
Questions and boundaries.
What does the Room Scan add over the Baseline?
The Baseline records the air in every room. The Room Scan takes one nominated room further: selected moisture measurements at mapped points inside the room, supporting imagery, referenced photographs and access limitations, and a separate report on that room.
Is overnight logging included?
No. The standard Room Scan records the room while we are there. Overnight or longer logging is a separate arrangement, with its own retrieval plan and its own price, agreed before anything is booked.
Can you measure airflow?
Not as part of the standard assessment. Airflow testing is arranged separately where a suitable method is available.
What does this not do?
It is a record of the agreed room and the conditions on the visit. It does not assess health, identify biological growth, establish structural adequacy or explain every concealed condition. If the question extends beyond the room, we explain which further assessment may help.
What changes the price?
$825 is the minimum, and it covers a standard one-room assessment. A bigger room with more surfaces to measure costs more, and so does more than one room. It is never simply multiplied. We work it out against the rooms you have and confirm the total in writing before anything is booked.
What if the concern is across the house?
Then the whole-home route is the better fit. See the Home Performance Baseline.
