A Targeted Bathroom Moisture Assessment is a focused, non-invasive record of one bathroom, ensuite or laundry.
It is useful when the concern or decision is genuinely limited to that wet area. It does not create the whole-home picture provided by a Baseline.

What I record
- Moisture-indicator readings at agreed points on accessible walls, floor areas, junctions and around fittings.
- The material, instrument mode and location attached to each reading.
- Temperature and humidity during the visit.
- Where practical and safe within the visit, I run a shower-use test against the resting state recorded earlier in the same visit. The report states what the test achieved and any limitation. If it cannot be completed, that limitation is recorded.
- Thermal imagery where the conditions support responsible interpretation.
- Visible and accessible seals, transitions and fittings as observations, not compliance findings.
- Photographs, access limitations and assessment-day context.
Airflow testing is not included unless it is separately scoped.
What you receive
A focused report showing the mapped record, referenced photographs, my builder-led interpretation, limitations and the next useful step.
Where a renovation is planned, the report can provide existing-condition notes for the owner, designer or builder. It is not a waterproofing design or compliance sign-off.
What it does not do
The assessment does not open walls, lift tiles, identify mould, determine health risk, certify waterproofing, establish concealed cause or replace a licensed trade, engineer or building inspection.
Where further investigation is supported, the report identifies the location and professional pathway.
When to choose the Baseline instead
Choose the whole-home route when the concern appears in multiple rooms, when the house is part of the decision, or when you want a starting record beyond the wet area.
