For a builder, the useful opportunity is not a claim that the home is better. It is a clear record of how selected conditions presented at a defined point in time.
That record can be created at handover, before a renovation or around a specific change that deserves a later follow-up.
Handover Baseline
- Selected conditions recorded at mapped locations.
- Assessment-day context and access limitations.
- A client-facing evidence pack and walkthrough.
- Defined locations that may be revisited after the first season.
Before and after defined work
Where the question and method are agreed before work, I can return to the mapped locations and record the later conditions. The report states what is comparable and what is not.
It does not certify the work, guarantee performance or replace the builder's own quality, compliance or warranty processes.
Independence and ownership
The client or commissioning party receives the agreed record. The builder remains responsible for their own inspection, advice, scope, work and statutory obligations.
