What is building intelligence?
Building intelligence is the useful connection between a home, its recorded conditions and the decision that comes next.
It begins with selected readings at mapped locations. It records the conditions around them. It keeps the measured evidence separate from the builder-led interpretation. Then it states the next useful step in plain language.
It is a record, not a rating
A Joe Builds assessment does not give the home a score or rank it against other properties.
The first comparison is the home with itself: different rooms on the same visit, mapped locations on a later visit, or the conditions before and after a defined piece of work.
Broader benchmarking belongs to a later stage, after enough consistent field records and independent review exist. It is not a current public product.
Why the mapped location matters
A number without a location is difficult to revisit.
Each useful reading is connected to the room, surface or reference point from which it came. That makes the record traceable and gives a future assessment somewhere defined to return to.
The method and conditions still matter. Returning to the same spot does not, by itself, make two readings comparable.
What it can support
- A starting point before repair, renovation or upgrade.
- A handover record after a new build or major renovation.
- A proactive record for a well-kept home.
- Measured information an owner may choose to share when selling.
- A targeted investigation when a symptom keeps returning.
- A before-and-after record when a defined change is made.
What it does not replace
Building intelligence is not a building inspection, pest inspection, engineering assessment, energy rating, compliance certificate, laboratory test or health assessment.
It does not identify mould, guarantee the absence of concealed issues or prove that one home is better than another.
The practical output
The client receives a record of what was measured, where it was measured, the conditions around the visit, what I make of the pattern as a builder, the limitations and the next useful step.
That record lives in Home State, the client's secure online home record. The model, mapped evidence, report, walkthrough and later comparisons can be viewed together rather than separated across files.
