The idea

What is building intelligence?

Damp you can smell but can't find. A room that never feels right. A renovation call worth thousands. Most people act on a hunch. Building intelligence is the alternative: we measure how your home is performing, and write it down in plain language you can use.

Measured conditions. Plain language. A clear next step.

Building intelligence is measuring how your home is performing, the moisture in the walls, how well a room breathes, where heat and damp move, the parts you can't see, and recording it in plain language, so your decisions rest on evidence rather than a hunch.

An inspection tells you if. This tells you how it's performing.

A standard inspection: "a moment in time"

  • Checks whether something meets a standard on the day
  • Largely visual: an experienced opinion
  • Tells you pass or fail, not how it's performing
  • No baseline to come back to

Building intelligence: "a measured record"

  • Measures how the home is performing
  • Recorded numbers from calibrated equipment
  • Read against a control, in plain language
  • A baseline you can re-measure and verify later

The biggest calls on a home are usually made on opinion.

Repair, renovate, upgrade: these are the decisions that cost the most, and most of them are made on a feeling, a quote, or an opinion. Sometimes it's right. Often it isn't, and you find out after the money's spent.

Measure first, and you spend on what the evidence shows, not on the worst-case story, and not on a patch that was never going to address the real thing. You get a recorded picture you can act on, a baseline you can return to, and a way to check whether the work you paid for changed anything.

How it works

1

Measure

Record how the home is performing on site: calibrated gear, a control reading first.

2

Understand

Read the numbers against the baseline: what's stable, elevated, worth a closer look.

3

Recommend

A clear next step in plain language, only what the evidence supports.

4

Verify

After works, re-measure the same points the same way, and record whether it changed.

The point system

Every reading has an address

Nothing we measure floats free. Every reading is tagged to a mapped point in your home, so it can be found, questioned, and measured again years later, at exactly the same spot.

We report what's measured, and nothing we can't stand behind.

We don't dress a hunch up as a fact, and we won't hand you a scary word to sell a job. Every finding is reported as exactly what it is: observed, recorded, indicated, or further investigation required. Where something's genuinely outside our lane, we say so and point you to the right expert.
