Before a construction estimate is prepared, two structured stages occur.

This investment is credited toward the Fixed Building Consultation (Stage 2) if you proceed.

A structured 60-minute on-site review.

We assess:

  • Structural indicators

  • Services constraints and relocation risk

  • Waterproofing exposure

  • Access limitations

  • Compliance triggers

You receive:

  • Scope outline

  • Immediate risk identification

  • Clear recommendation on whether to proceed

This stage determines whether the project is viable and worth progressing.

No pricing is issued at this stage.

Stage 2 — Fixed Building Consultation

This investment is credited toward your project if you proceed with Joe Builds.

$1,250 + GST

    $1,650 + GST
    Use when:

  • Structural modification

  • Plumbing relocation

  • Electrical upgrade likely

  • Compliance risk present

    $1,950 + GST

  • Use when:

  • External wall alteration

  • Envelope modification

  • Performance targets involved

  • DA/CDC risk present

This is where the project is properly defined.

We establish:

  • Confirmed scope of works

  • Structural and services implications

  • Compliance requirements

  • Sequencing considerations

  • Realistic cost band range

  • Performance considerations (where relevant)

You receive:

  • Written scope summary

  • Cost band validation

  • Clear recommendation to proceed, revise, or pause

Formal pricing only begins once scope is controlled.
