Site Constraints Review

On-Site Buildability Assessment

Why This Review Exists

This review identifies physical construction risk before documentation begins.

Scope of Assessment

On-site assessment includes:

    • Slope and cut/fill implications

    • Retaining risk indicators

    • Access logistics (vehicles, delivery points, turning, steep driveways)

    • Construction staging constraints

    • Neighbour and boundary constraints

    • Existing vegetation / protected areas (where relevant)

    • Basic services entry constraints (power, water, sewer, stormwater)

    • Stormwater discharge direction

    • Surface flow observation

    • Soil risk indicators (visual only)

    • Moisture exposure zones

    • Orientation analysis

    • Solar access assessment

    • Passive design commentary

    • Envelope optimisation flags

Decision Gate

This stage answers:

  • Can this be physically built without hidden escalation?

  • What physical constraints influence cost?

  • Does site condition alter scope or budget?

Documentation should not proceed on complex sites without this clarity.

Method

On-site inspection.
Photographic documentation.
Physical constraint mapping.

Deliverables

Deliverables:

  • Written site intelligence summary

  • Physical risk register

  • Build complexity notes

  • Performance commentary (if selected)

  • Recommendation for scope adjustment (if required)

Essential Site Review

Investment: $1,200 + GST

On-site assessment of physical construction constraints.

Confirms:

  • Slope and earthworks implications

  • Access and staging feasibility

  • Stormwater discharge constraints

  • Services entry exposure

  • Immediate build risk flags

Outcome:
Clear physical viability assessment prior to documentation.

Physical Buildability Gate

Advanced Site + Performance

Buildability + Orientation Alignment

Investment: $1,950 + GST

Includes Site Review, plus:

  • Orientation and solar exposure analysis

  • Passive design viability commentary

  • Enhanced risk prioritisation

Outcome:
Reduced redesign risk and clearer performance alignment before design begins.

Consultation Credit

If the project proceeds to construction with Joe Builds, the Site Review investment is credited toward the next stage.
