1. Acceptance of Terms

By submitting a referral or introducing a potential project to Joe Builds Pty Ltd, the referring party agrees to these Terms & Conditions.

Participation in the program constitutes acceptance of these terms.

Joe Builds Pty Ltd reserves the right to amend, suspend, or discontinue the referral program at any time without prior notice.

2. Eligibility

The program is open to individuals and professionals who introduce new residential building projects to Joe Builds.

This includes but is not limited to:

  • past clients

  • architects and building designers

  • structural engineers and consultants

  • real estate agents

  • finance brokers and property professionals

  • friends, family, and community contacts

Self-referrals are not permitted.

Joe Builds employees and direct contractors are not eligible to receive referral acknowledgements under this program.

3. Definition of a Valid Referral

A referral is considered valid where:

  • a homeowner is introduced to Joe Builds prior to any existing contact between the homeowner and Joe Builds

  • the referred client has not previously contacted, been quoted by, or engaged Joe Builds

  • the introduction includes sufficient contact information to enable Joe Builds to verify the referral

Introductions may occur via:

  • email introduction

  • referral form submission

  • written introduction via website contact form

Joe Builds reserves the right to determine referral validity based on documented introduction timing.

4. Qualified Project Criteria

For a referral to qualify for a construction referral acknowledgement:

  • the referred client must sign a building or renovation contract with Joe Builds

  • the contract value must be $250,000 AUD or greater (ex GST)

  • the client must have paid the required deposit under the construction contract

Typical qualifying projects include:

  • major renovations

  • residential extensions

  • secondary dwellings

  • custom homes

5. Introduction Acknowledgement (Consultation Stage)

Where a referred client proceeds with a paid consultation or Strategic Feasibility Review with Joe Builds, an Introduction Acknowledgement of $250 AUD may be issued to the referrer.

This acknowledgement recognises the time and effort involved in introducing a potential project, regardless of whether construction ultimately proceeds.

This payment is optional and issued at the discretion of Joe Builds.

6. Construction Referral Acknowledgement

Where a referred client proceeds to construction with Joe Builds, the referrer may receive a referral acknowledgement equal to 1% of the signed construction contract value, subject to the following conditions:

  • contract value must exceed $250,000 AUD (ex GST)

  • maximum referral acknowledgement is $7,500 AUD

  • the construction contract must be executed and the deposit received

Examples:

$500,000 contract → $5,000 acknowledgement
$900,000 contract → acknowledgement capped at $7,500

Changes to contract value after signing do not alter the referral acknowledgement amount.

7. Payment of Referral Acknowledgements

Referral acknowledgements are issued once:

  • the construction contract has been signed

  • the deposit has been received

Acknowledgements may be paid via:

  • bank transfer

  • project credit toward future Joe Builds work

  • other mutually agreed method

Referral payments may be subject to taxation obligations.
The referrer is responsible for managing their own tax obligations where applicable.

8. Professional Compliance

Where a referring professional is unable to accept referral acknowledgements due to professional regulations, licensing requirements, or internal policies, the acknowledgement may be substituted with an alternative form of collaboration support.

This may include:

  • professional development sponsorship

  • educational event sponsorship

  • project collaboration credit

  • equivalent professional support

Such alternatives will be agreed between the parties.

9. Multiple Referrals

If multiple individuals refer the same project, only one referral acknowledgement will be issued.

Eligibility will be determined based on the first documented introduction received by Joe Builds.

The decision of Joe Builds regarding referral eligibility is final.

10. Client Relationship Protection

Joe Builds respects the professional relationships between consultants and their clients.

Where a professional introduces a client to Joe Builds, Joe Builds will not intentionally circumvent the referring consultant’s involvement in the project without prior discussion.

11. Program Period

The referral program launched in February 2026 and may operate as an ongoing initiative unless amended, suspended, or discontinued by Joe Builds.

Joe Builds reserves the right to modify program terms, reward structures, or eligibility criteria at any time.

12. Limitation of Liability

Participation in the referral program does not create any form of partnership, agency relationship, or employment arrangement between the referrer and Joe Builds.

Joe Builds accepts no liability for:

  • unsuccessful referrals

  • projects that do not proceed

  • changes to project scope or client decisions

Referral acknowledgements are issued only where eligibility requirements have been met.
