You renovated the bathroom. When should you establish a moisture record?

The handover photographs show what the bathroom looked like. A moisture record shows what selected accessible locations and room conditions were doing at the time of the assessment.

The point is not to search for a dramatic conclusion in a new room. It is to establish a dated starting record that can be understood now and revisited later if a concern appears or a comparison is planned.

The useful time depends on the decision

There are three practical moments when owners ask about a Bathroom Moisture Assessment.

Near completion or handover

An assessment around completion can organise the room layout, accessible surfaces, photographs and selected readings into one record. Access and the state of the work matter; unfinished sealants, active trades or wet cleaning can limit what the visit represents.

After the bathroom has been in normal use

Once the room has been used normally for a period, the assessment can record the bathroom under more representative household conditions. The timing should be agreed around the decision the owner needs to make, the way the room is being used and whether a specific concern supports an earlier visit.

When something changes or concerns you

If a stain, smell, surface change or persistent moisture concern appears, do not wait merely to reach an ideal calendar date. Record what you observed, avoid presenting it as a conclusion, and start the review so the right professional pathway can be chosen.

What the assessment records

The Bathroom Moisture Assessment covers one bathroom, ensuite or laundry in the agreed areas that can be reached. It can include:

  • Moisture-indicator readings at mapped points on accessible walls, floor areas, junctions and around fittings.
  • The material, instrument mode and location for each reading.
  • Temperature and humidity during the visit.
  • A shower-use check where practical within the visit, with its limitations recorded.
  • Thermal imagery where conditions support responsible interpretation.
  • Referenced photographs, visible observations and access limitations.

Airflow testing is separately arranged. The standard assessment does not open walls or lift tiles.

Why repeatable locations matter

A later visit is more useful when it can return to defined locations and a recorded method. Even then, weather, room use, timing, instruments and materials need to be considered before describing a difference as change.

The first record does not promise what a future visit will show. It simply creates a clearer foundation for a fairer later comparison.

What the assessment is not

It is not a waterproofing sign-off, regulatory inspection, destructive investigation or promise that every concealed condition has been found. It records selected accessible conditions and explains what the evidence indicates within the limits of the visit.

The practical starting point

The standard one-area Bathroom Moisture Assessment is $825 inc GST. A wider concern involving several rooms or the whole home may be better suited to a Home Performance Baseline.
