I offer a range of building consultation options, depending on what level of advice or assessment you’re seeking.
In line with the ethos of Joe Builds, this is not a high-volume, fast-turnaround service. The focus is on taking the time to properly assess the situation, apply experience and judgement, and think through the implications — so the outcome is right, not rushed.
Consultations can include a full, detailed building inspection report, targeted inspections of specific areas, or advice on defects, water ingress, or workmanship concerns. In many cases, clients simply want to understand what the actual issue is and who the most appropriate person is to resolve it — without chasing multiple quotes and hoping someone is the right fit.
The goal is to help you make informed decisions before committing significant time or money. That may involve confirming whether an issue is cosmetic or more serious, identifying likely causes, or clarifying the most sensible next steps.
All advice is practical, independent, and grounded in over 20 years of hands-on building experience.
Onsite Consultations

Book a dedicated onsite consultation to get clear, practical advice on your property or project. These sessions are for clients who want honest input based on real building experience.
Consultations can cover:
General building advice and feasibility.
Early-stage ideas for renovations, extensions, or new builds.
Inspection of specific areas or concerns within an existing property.
Ballpark pricing guidance to help frame realistic budgets.
High level documented system for identifying defects, water issues, structural issues, compliance questions etc.

Consultation Fees & Travel
Hourly consultation rate: $240 + GST per hour
Minimum charge fee: $240 + GST (minimum 1 hour)
E.g Joe arrives on property, completes report and is there for 1hr 20mins, client will be billed at 2 hrs.
The consultation rate applies from arrival on site and covers professional assessment, discussion, and advice.
Consultations within 20 minutes’ drive of Coffs Harbour CBD are included.
For locations beyond this range, additional travel time will be charged at the standard hourly rate.
Any applicable travel charges will be confirmed prior to booking.
