Built to Budget
The price is the price We are honest, thorough and stand by our quotes. Unlike some builders, we are firmly against the practice of loading quotes with prime cost items sums only to sting you with actual costings once we have won the build.
This does mean in tenders we may not appear to be the cheapest which is another reason why we include a free price comparison session after we have submitted our quote to ensure a level playing field. Our fixed price is relative to the new work that we have scoped and referred to in the quoted documents.
On-Time Completion
We promise to have your project completed on or before the agreed completion date. Meaning you will be able to plan moving arrangements and accommodation according to the signed contract date. If we can’t fulfill this promise we will pay you $100 per business day, or cover your temporary rental costs, whichever is greater, until the project is finished as per the signed contract.

Joe Builds is not a volume builder, we are a custom builder that prides ourselves on our professionalism and exceptional service.
Your build will be our sole focus and priority during the contracted period. There won’t be pauses in construction or weeks when no-one is on site, once construction begins you will have full access to our friendly and dedicated team who will be able to answer any queries you may have along the journey.
Clear Communication
Maintaining an effective line of communication throughout the building process is a high priority for us, but an area where many other builder & client relationships breakdown.
Throughout your project we will keep a constant and open dialogue with you. You will receive a job specific client weekly report, keeping you up to date on building matters such as building progress, trade scheduling, variations and critical path items.
Quality Assurance
Joe Builds has developed an extensive 1100-Point Quality Control Checklist covering the entire build process from beginning to end, workmanship and materials.
We are so confident in the workmanship of our contractors, and materials used on your project, that to back this up we offer 2 free, post job completion maintenance inspections.
1st at 3 months after completion.
2nd at 12 months after completion.
